I can’t begin to explain the comfort and confidence I felt having Anita by my side during these typically-stressful journeys. With Anita along for the ride, even the challenging bits somehow felt fun. She is honest, meticulous, funny, super smart, super experienced, knowledgeable and thoughtful. But the highest compliment I think I can give is this: she made me feel like I had a realtor in the family. She cared THAT much and worked THAT hard, and I trusted her THAT completely. This is supposed to be one of the most stressful experiences, right? The first time around, it WAS very stressful, even though I liked my agent quite a bit! But this time around? With Anita by my side? It was, dare I say, fun! FUN! Who has fun with a process like buying a house? People working with Anita, that's who. She is all the things you dream of in an agent: smart, ridiculously knowledgeable, resourceful, responsive, personable, funny, detail-oriented, and alternately calm or urgent, depending on what the situation calls for. Indeed, her judgment and strategy calls were impeccable throughout the process -- she helped us to thread the needle *perfectly*, coming out on top of a multi-offer situation while still feeling good about our offer! But honestly, my favorite part? It was knowing and experiencing how deeply and truly she CARED about my little home buying journey! We found Anita and Hugh through Yelp and Google, and after we identified a home we wanted to purchase, we reached out. I had not worked previously with Hugh or Anita, but the first call with them made me confident that they would work hard for us and have the experience to navigate all the bumps we might run into during escrow. Anita went straight to work, negotiating with the listing agent/sellers. To put this all in perspective, we identified the home we wanted to buy on Friday afternoon. By Friday evening, Anita had coordinated with the seller to accept our offer exclusively (they had 3 other offers on the table), and Anita submitted the offer on our behalf the same evening. Less than 24 hours, we received an email acceptance of our offer and by Monday morning, we opened escrow with the contract signed by the sellers. While this was all happening from Friday-Monday, she was out of town and YET still working so diligently for us. It takes an experienced agent to be able to coordinate and close escrow within 30 days. That being said, we closed escrow in under 18 DAYS, and it speaks volumes to Anita's incredible work ethic. She was extremely organized, responsive, and kept everything going per or even ahead of schedule. She always gave me a heads up on things that were coming up that needed to be signed, and she reviewed each document with me thoroughly, highlighting items that would be important to note. For a purchase as big as a home purchase, this was the smoothest transaction I have ever been a part of. I'm extremely hands on with all transactions, but Anita gave me confidence that everything would be taken care of and I could leave it to her to handle. She answered all of my questions (I had many), and she would so kindly provide me with her contacts if I needed to cost compare. I give them my highest recommendation. Working with a Realtor to buy a primary residence is a very close relationship. Much more so than a typical business relationship. Ideally you’ll be able to get to know each other on a deeper level so that they really get you. There is no other team I would work with. Period. Not only do they know how to get a deal closed, they have a wealth of knowledge about the process and the legal requirements. They patiently walked me through hundreds of pages of disclosures so I could understand exactly what I was signing. On top of that, they score A++ for strategic advice. And their advice is not simply to offer more money, but to condition the offer/counter attractively enough to move the negotiations forward. On the first transaction, they helped me get into escrow before the first open house. With numerous back-up offers, I was still able to get a seller credit. I sold that property in a weak market with a considerably wide bid-ask disparity. We negotiated a deal without going into escrow as I didn’t want to taint the property if it didn’t close. After a few weeks of negotiating and inspections, the day we had a meeting of the minds, we went into escrow all contingencies dropped and had a fast close. Recently they helped me close on a property that had 9 offers, went to a multiple counter and I was not the highest bidder. Less than 2 weeks after closing, the backup offer called Anita to offer me a handsome profit to flip the property as-is. What I have learned on this journey with Hugh and Anita is that they are professional, extraordinarily ethical, tenacious and put the client first. They were persistent (worked with us for 1+ year, 2 houses in escrow), professional (highly knowledgable about real estate nuances / contracts), and a pleasure to work with (made sure we felt good about purchase). My wife and I were looking for a house for roughly 1 year, and Hugh and Anita were always patient and responded quickly to all of our requests for tours. Michael L.August 9, 2019Thanks to Hugh and Anita, we are living in our dream midcentury modern view home AND we saved TENS OF THOUSANDS OF DOLLARS on the purchase because of their reduced commission. All along the way, Hugh and Anita provided valuable guidance and advice. Aside from requiring the Buyer to find the house, they provide every service that a FULL SERVICE broker provides. Hugh got us in to see a house the same day that I contacted him for a home that it turned out already had an offer on it. Later that day, our offer was the one the Sellers accepted and we were in escrow - before the first open house, so we avoided a multiple competitive bidding situation. The Sellers wanted to lease the house back for three weeks, so Hugh advised us how to handle this in a way that was attractive to the Sellers. Hugh and Anita know great inspectors and were present for all the inspections. Their communication skills are outstanding - responding to emails and texts usually immediately and calling back in short order. They gave great advice with respect to negotiating a price reduction given the findings from the inspectors. When the Sellers termite report didn't include Section II work, he called to have the company re-issue the report so we got a bigger credit. Hugh and Anita anticipate what needs to get done and preemptively keep the process moving. We couldn't have had a better experience buying our home. My husband and I just purchased our dream home in the Hollywood Hills and had a truly remarkable experience with Hugh from 1% Broker. I have bought and sold several properties in Los Angeles over the years and my brother introduced us to Hugh who he highly recommended and said he had saved a fortune on his last home purchase. We spent a very challenging eighteen months finding our perfect home and Hugh was incredibly patient with us. We were looking for some very, very specific things and Hugh always answered our calls and never seemed annoyed or frustrated when we would pass on a house because it "just wasn't quite right." He was extremely knowledgeable about the entire process and guided us through several offers in this challenging market and never once gave us pressure to settle for anything less than what we were looking for. Happily, after an exhaustive search, we finally found our dream home and that's when Hugh's service truly kicked in to high gear. We saw the house on a Sunday afternoon and knew it was "the one." We called him from the car and he had the paperwork drawn up for us to sign THAT NIGHT which meant we were able to present our offer to the seller by Monday morning, long before they even had a chance to show the house to realtors on the Tuesday caravan. Our offer was accepted by Wednesday night and by Thursday we were in escrow! Remarkable! And even more incredible, within twenty-four hours, Hugh had arranged not only for a general house inspector, but also a geo inspector (it's a hillside property), pool inspector, termite inspector, and chimney inspector. He was physically present at the house with us for the entire six hours of inspections and when the sellers disclosed some maintenance issues involving the house, Hugh had an arsenal of specialty contractors for us to contact to get bids so we could properly request credits for repairs. He is also extremely thorough and when we learned of a permit issue with the house, he again came through with a permit facilitator and guided us through the process of going to the L.A. Department of Building and Safety so that we could do our due diligence and truly understand the issues that we were facing. My first experience with Hugh was as a buyer. My review (three years ago) can speak for itself. It was flawless. This time around, I was the seller. And it was no less flawless than the first time. My house had eight offers- five of them cash- all near or above the asking price. Hugh and Alan fielded all of them cleanly and, after eight gracious and polite counter offers, we accepted an offer almost 9% above asking price, cash, with a fourteen day escrow. And from there to the TWO WEEK finishing line, everything was fluid and easy. It was actually unbelievable. Kevin L.June 8, 2015This is the 3rd time we've worked with One Percent Broker. All 3 times, the level of service is OUTSTANDING!! The first 2 times, we worked with Hugh, and this last time, we worked with Alan. In case you are not familiar with the model, in real estate, buyers typically have a broker that represents you. In a traditional model, the buyer's broker will set up appointments, take you around to different places, and show them to you. But the buyer's broker does not get paid unless there is a purchase that goes through. So the buyer's broker may do a lot of work and spend a lot of time making appointments and taking you around to different homes, all with a high risk that you may never find something you like and they never get paid for any of that work. That is where 1% Broker is different and the genius of the model: I don't actually need someone to drive me around to see different properties - I can drive myself fairly well. In terms of seeing the properties, I need to go myself anyway, is there much benefit of having someone else accompany me? In terms of finding the properties, my wife and I would be searching the listings anyway, and beyond the typical websites, 1% broker also gives you MLS access, which is where the properties are actually listed. So in the 1% Broker model, I am getting paid to do all these things that I would have done anyway. But what sets this firm apart from any others is what happens once you find a property you like. Then, they become like a full-service broker, writing your offer and guiding you through the escrow process. Not just any full-service broker. From this point on, they are a phenomenal full-service broker. Perhaps it's because they do not have the baggage and frustration from taking around a bunch of clients to property viewings and not getting any compensation for it. Or perhaps it's because they're just really, really good people and very very good at what they do, which is guide buyers through the offer process and escrow process. In our last purchase, Alan was outstanding! Throughout the whole process, Alan was very attentive and informative. He obviously knew a lot about real estate, and had tons of knowledge and perspective. But one of the things I most respected was that when we came across something that he wasn't 100% sure about, he didn't try and just B.S. his way through it. He gave us his opinion and said he would double check with his legal resources. Ultimately, he ended up being right, but I very much appreciated him making the extra efforts to find out for sure and help protect us! I also appreciate how available Alan was. We had actually already been in negotiations on another property when we ended up deciding on this one instead. Alan never made us feel like we were being difficult or that we were creating extra work for him. He was always extremely supportive, and fully understood our reservations with such a big purchase. We ended up letting him know we were interested in this new property on Saturday, and he worked diligently through the weekend, getting our offer submitted, having discussions with the listing agent, and actually helping us work out a deal such that we had a signed purchase contract by Sunday night, EVEN THOUGH IT WAS A MULTIPLE OFFER SITUATION!!! As we went through the process, I had told Alan that it would be very inconvenient for us if escrow closed after a certain date. Even after all our contingencies had been removed, he still worked very diligently in contacting our loan officer, talking to the escrow office and communicating with us to try and achieve the closing date we wanted. At that point, we had no more contingencies and he could have just sat back and waited for the deal to close and collected his commission. I *never* felt like he stopped advocating for us, even up through even *after* the close of escrow! Ultimately, if you have an idea what you're looking for, and are willing to drive yourself to various property viewings, and willing to set up your own viewing appointments, you should absolutely consider using 1% Broker to represent you. You'll get paid a significant amount for doing things you probably would have done anyway (looking up listing, going to visit the properties), but once you find the place you like, you have an outstanding team behind you that is probably better than most full-service brokerage teams!Posted on YelpVeronica N.June 2, 2015This review is long overdue!!! They were recommended by a friend and to be honest my first attraction was the rebate option that was provided . I'd probably gone through 2 or 3 real estate agents prior to working with Alan and found them to be pretty much useless from a home "search" standpoint. I would routinely be the one finding (i.e. Redfin, Trulia, Zillow, MLS, etc.) and suggesting homes for them to take me to and thought "...isn't this your job"...I mean that's why am I paying you 3% or so right? Luckily Yelp came through...and I found One Percent Brokers and was immediately connected with Alan who was extremely helpful and supportive throughout the process. When we were trying to buy our current home, my friend referred Hugh and said he is the person who can really help us. If we saw something we really like, he would then come out and helped us finalized our decision with thorough market analysis, related records to the house and neighborhood information. I still remembered we put an offer to a house and was rejected. Just when we were trying to come up with a new higher offer, Hugh said he feel maybe we shouldn't because some of the concerns I had for the house. My husband and I had previously not had very good experiences with realtors, and so we were pretty uneasy going into the process of searching for a realtor. We originally contacted One Percent Brokers to buy a house in the LA/Culver area, but were immediately so impressed by their professionalism that we decided to ask them to sell our home, too. I was selling a condo in the Venice/Marina Del Rey area. I found 1% on Yelp due to their great reviews and narrowed it down to two realtors. The other big brand realtor wanted 3.5% and I talked her down to 3%. If it wasn't for some off putting statements by the other broker honestly I may have gone with her. She had been searching for 4 years for the home of her dreams and finally found it with their assistance. Her experience prior to using Hugh Borax and John Huang was a nightmare. Agents were incompetent, lack experience, gave bad advice, etc. They were actually hindering her home search and subsequent negotiations to the point where she lost out on some homes that she really wanted and would've gotten were it not for her incompetent realtor. She was very down on realtor's and quite distrustful of them. However, her opinion has done a 180 since working with these guys. She kept saying "These guys are so on the ball. They really know what they are doing. I can't believe they only charge 1%." I myself have been a real estate appraiser for over 20 years and have met and dealt with 100's of different realtors. My girlfriend and I can wholeheartedly recommend Hugh, John and everyone at One Percent Brokers for their professionalism, speed, responsiveness, character, great advice and recommendations for other individuals and companies that need to be part of any sales transaction...and all while offering a rebate of anything over their 1% commission. We can't recommend them highly enough and have told many of our friends about our experience with them. Although we live a bit farther from their office, that was not a problem. John was our agent and we immediately felt that he is our right man for the job. The first think that sold us on the their service was their quick response. At any time John would respond to any inquiry be it by calling, texting, or e mailing. We were never left without a response which really makes a difference when you need to make a quick decision and need guidance. We were also impressed by John's negotiation skills, and ability to get us exactly what we want. John walked us through the whole process and made it easy by having us sign everything electronically so that we didn't have to fax, scan or send any paper work. I was really happy to use a real estate agency that respects my time, and uses current technology to save me time and money. Their rebate policy rivals (and probably beats) any competitor and is unheard of in our area (Ventura County). That helped us reduce closing costs significantly. Most recently, Hugh and John made it easy for us to sell our place very quickly for well over asking price (though the heated market clearly played a big role). They walked us through the right time to list for maximum exposure, took great photos, wrote an attractive blurb for the listing, scheduled and advertised the open house to attract interest. After the open house, they skillfully navigated through multiple offers and counter-offers until we had the best offer in hand. They finalized the sale quickly and smoothly. At all stages, they were available to answer questions and discuss strategy. We received the highest level of personal service and the benefit of a seasoned agent who knows how to maximize your sale in a buyers or sellers market. For us, the result was feeling well taken care of and getting a better price than we had hoped. In addition to the great price they negotiated for us, we also paid them less than we would have paid another agent. How's that for a great deal! A+ service for the best price in town. Amit M.October 14, 2013Everyone should use One Percent Broker. We worked with John and Hugh who exemplify everything a broker should be. The excelled in all of these areas: --Personable - A pleasure to talk to and sit down with to discuss our needs --Knowledgeable - They know there way around a purchase contract and how to negotiate. We cannot emphasize how important and good they were at this. Just because someone is licensed doesn't mean they know contracts or negotiating or anything else for that matter - John and Hugh are both great at it. --Communication - John and Hugh communicate well and often - they were very responsive to our phone calls, emails and text messages. Sadly there are real estate agents out there that are horrible about returning calls, responding to emails or providing you with updates. John and Hugh were exemplary with communication. --Licensed - Very important when you think about it. --Local Market Familiarity - They knew every area we were looking at well and even suggested submarkets within the area that would appreciate better than others, which streets had the most traffic, etc. --Truthful - Whether we wanted to hear it or not, they gave us the truth about areas, homes and banks. --Full-Time - John and Hugh are full time agents, not part-timers that only work the weekends. While we know they had several other clients we always felt like we were #1. --Integrity - John and Hugh demonstrated their integrity on more than one occasion and it was refreshing. They always seemed to put our interests above theirs. John and Hugh's business model is not the traditional one that you may be used to. In order to keep their costs low and rebate part of the commission back to you, they will not take you on tours of homes unless a special appointment is required and with the technology access and sale lists they provide this is not an issue. Do you really need a broker with you when you look at a home during an open house? We didn't think so and still don't. We could visit homes on our schedule and pace and make a list of questions for them to present to the seller when we had them. Outside of the home visits they provide every service a tradition broker would and they excel at it. As for our search, we were looking for our house during a difficult market, where home inventory was extremely limited and remains so today. While we had a list of wants for the house, in response to the market we'd kept our options wide open. It took months to find our home, however throughout the process, John and Hugh's knowledge of real estate values and demographics was invaluable. If there was a property we were remotely curious about they seemed to drop everything and pull together a comprehensive report combined with their expert advice. Their availability and response time was outstanding. It was so comforting knowing we had agents that were looking out for us instead of commission check. John's professional, relaxed demeanor was a huge asset during negotiation though close. He managed communications between brokers, banks, and escrow and kept us informed at every step during our difficult escrow. He was also present at every appointment through close. All the paper work can be done by DocuSign on the net which is very convenient. When you are not around your computer you can sign it on your smart phone. The most important part is he only get 1% and rebates the rest of buyer's commission (other agent usually gets 2.5%) from you. Hugh connected me with Alan Austin and Alan arranged to meet up with us a few hours later at a local cafe. Alan was really professional and spent a long time explaining the process, helping us weigh the options of selling versus holding onto our house. I usually like to interview a lot of different people / get a lot of bids for jobs but we were so impressed with Alan's professionalism, honesty, and knowledge base that we decided to go with him. Alan did an amazing job helping us sell our house! He went above and beyond in giving us honest recommendations regarding pricing (including comps and other insight to justify his position), negotiating, and finding and coordinating contractors (stagers, general contractors, chimney inspections, appraisers, termite companies). Since we live about an hour away and have 2 little girls his assistance in taking care of all of the details, even cleaning up "gifts" from the neighborhood cats left in the backyard!, was awesome. We ended up accepting a bid from a couple that had a VA loan so there were a lot of delays and details but Alan was proactive in representing us well and pushing things along. He walked us through all of the complicated paperwork and lingo and, best of all, Alan saved us thousands of dollars versus other agents! Of course, we searched Yelp and that's how we found Hugh and John from One Percent Broker. The first meeting was in their nice office in Santa Monica. At that time, we have a lot of expectation to our dream house. Thanks to Hugh and John, they let us know which are more important than others and which we can give up to get a better deal. From then on, John has been with us for more than 6 months. He was very kind and thoughtful, and was always ready to answer our questions, remind us important issues that we neglect, and tell us everything he knew from house searching to deal closing, which was essentially helpful for us first-time buyers. John was always ready to help us via phone, message and email. We once got a question and sent him an email at 11:00 pm, looking forward to receiving his reply the next day, but he sent back a detailed answer in less than 30 minutes! As first time home buyers, we didn't know much about the process, and Alan made it so easy and stayed on top of everyone involved to ensure we closed on our preferred date, less than a month from originally viewing the home. There was even extra work involved as my Husband was out of town the entire month we closed and we had to arrange lots of signatures, etc with FedEx! I'm not sure if he ever sleeps, as he would call at 9am on Sunday morning, and then follow up at 9pm the same night to make sure we had everything we needed to stay no schedule. I had no idea so much went into the purchase of a home, but he made it as easy as possible When my Husband wanted to expand our search from the Westside to Sherman Oaks, it was Alan's reaction to the photos that got me excited. The first thing I'd like to say is that, thanks to Donald from One Percent Broker, I am now a very satisfied first-time owner of a beautiful condo in West LA. The second thing I'd like to say is that I found that, being a first-time home-buyer in the Los Angeles area in TODAY's heated market, without adequate guidance such as the service provided by One Percent Broker, proved to be a highly frustrating, and often daunting experience. While it is true that mobile apps such as Redfin and Ziprealty offer the benefit of convenience for anyone wanting to dip their toes into the real estate market, they seldom offer actionable possibilities for the serious buyer in Los Angeles. I'm somewhat familiar with real estate purchases and I would say 1% provides all of the necessary and important services that a full service broker does. If you want total handle holding then perhaps 1% isn't for you. However, if you can use the internet and put in a little effort, which can apply to 90% of home buyers, then using 1% is a no brainer. I would use 1% as my listing agent as well. This is a sellers market and agents are getting multiple offers on every home they list. Why pay the full 2.5 or 3% if you don't need to. We used their 50/50 option (will explain what this is later) and SAVED ourselves some hard-earned money while getting GREAT service at the SAME TIME. Who said there's no free lunch to be had? One Percent provides two types of service (and because as a first time home buyer it was confusing to me, I'm going to try to simplify this here): - 1%: They get 1% and rebates the rest of buyer's commission (usually 2.5%) to you. You have to source for the home yourself, and when you've found the place for you, contact them to help you make offers and navigate the escrow maze. - 50/50: What we used. Essentially they split the buyer's commission with you. This is similar to what Redfin does, except this is MUCH MUCH MUCH better. You get a very capable and personal broker attached to you, whereas at Redfin, you get a capable agent to help you with the offer, but the most of the time, it's some other junior agent showing you the home. You find homes you want to see on a website, and he/she will organize seeing the home with you, offering advise during the showing, etc, everything an ordinary broker will do. This couldn't have been an easier process for us with the proliferation of online Real Estate websites, we had no difficulty finding potential homes at all. Very long story short(er), after seeing our new home; Alan helped us put together a strong offer, navigate a complex escrow process involving 2 appraisals. He worked with the listing agent and lending broker to dispute our first very low-ball appraisal. PERSONAL service and LOWER costs all in one. W. A.February 6, 2013Background: I grew up in a family of Realtors and was a Realtor briefly (15 years ago). I believe a good Realtor adds value in a real estate transaction. That being said, my wife and I hired Hugh to sell our condo in Playa del Rey and to purchase a home in Hermosa Beach. My wife found Hugh through Yelp. In short, the reviews on Yelp accurately reflect the value and solid advice provided by Hugh. We would work with Hugh again without question. Whether buying or selling, Hugh provides thoughtful insight without pressure to close a transaction. There are unique factors to consider when working with Hugh as both a seller and a buyer. Buyer - You need to be comfortable doing some of the leg work. As a buyer, this means searching on-line databases (Redfin, theMLS.com, etc.) for houses as they come on the market, attending open houses on your own and arranging viewings of properties with the selling agent. The reason you take on this work is that the commission is reduced from 2.5% (typically) to 1%; this is a direct reduction to the purchase price of the home and has the lasting value of reducing the basis for property tax purposes. Once you narrow your field of possible properties, Hugh will arrange to take you through three properties. When you go through the properties with Hugh, he will provide good insight into the property, street, neighborhood, etc.. As long as you are comfortable doing the upfront work yourself, it is well worth it. Hugh will also recommend a top-notch home inspector. This is enormously valuable because you actually feel like you are getting a thorough view of the property. Seller - You need to be comfortable hosting open houses, including putting out street signs (provided by Hugh), etc. This is not difficult, it is just time consuming. Hugh will provide a first round/initial printing of flyers for the property and you will be responsible for paying for additional printings (which Hugh can arrange for you). If you can manage the time to hold your house open, or if you are willing to pay someone else (a friend, nanny, etc.) a bit of money to hold the house open for you, this is a good arrangement. I am very glad we worked with Hugh to sell our condo; I just wish I had paid someone else a small amount of money to hold it open for me; after several weeks, it gets very tedious to do this yourself. Donald, who works with Hugh, is also a good guy who will provide assistance through the process. We wish Hugh much success in the future. My initial purchase offer for a town home fell through as the seller backed out at the last minute. Hugh and Alan were great in providing me with my options on how to proceed. What grabbed our attention was his pricing structure. We're all about saving money, as I'm sure many of you are, too, but we didn't want to sacrifice at all on service and quality. Choosing Hugh to be on our team gave us the best of both worlds--high quality service and saving money, lots of it. To decide whether I was going to select Hugh as my broker or not, I literally had an "interview" meeting with him at his office. He and his associate answered to our satisfaction every one of our questions, well over 40. Given that both my wife and I know how to search for houses on-line, Hugh's model worked well for us. (It's simple and with fifteen minutes of practice, you'll be a veteran home searcher, too.) Though he is called the One Percent Broker, we were getting all the services and attention of a full-service broker, except that we had to find the house. Because we didn't want to be ferried around by an agent going from open-house to open-house at the agent's convenience, Hugh was the perfect broker for us. What I really believe I can add to these reviews that no one else has directly said is that Hugh acted as our FIDUCIARY in that he ALWAYS put our interest before his, and this is not what always happens out there in the real estate world. There were times in the process where Hugh could have made a quick commission and "steered us to a house" when we asked for his opinion, but he pointed out all the negatives, many of which we did not see, and, thus, allowed us to make truly informed decisions. We began with Hugh, who walked us through the entire process and was by our side all the way through, even when things weren't so easy. Then, Alan was introduced to the team and both of them were true professionals all the way to close of escrow. 2. Source it and leave it to Hugh. Once we found the place we wanted on Redfin, we were recommended to Hugh by a friend who bought 2 homes with him. He picked up where we left off and led the buying process from that point on. Everything a regular agent would do except take you on all the home tours, which is something you can do on your own these days. 3. The savings you get back from One Percent Broker is as advertised. 1%... that is all. The math could not get any simpler. You may have encountered real estate agents who appear to be sitting at home eating bonbons and getting paid exorbitant amounts at the end of the deal, and you may wonder how you could possible get any service from an agent who will get paid one-third the amount. It may seem too good to be true, but I promise: you will get better service than you can find anywhere else, and also save a large chunk of change. This is, of course, if you want to use redfin or other resources to do your own searching and screening and take advantage of open houses, and rely on Hugh to get you into places without open houses and to write offers and get you through the purchase process. He is an excellent communicator, a hard worker, and tailors his style to meet each client's individual needs. He will get back to you immediately at any time of the day or night with a clear and concise answer. He will use whichever communication medium (email, phone, text) works best for you and will give you as much or as little of his professional opinion as you want. We were very impressed with Hugh Borax throughout our entire experience with him, from our initial meeting to receiving our rebate check after closing. We bought a home after a nine-month search and Hugh was very patient with us. Having purchase two other homes in the past 12 years and worked with two other buyer's agents, we can say that Hugh was the best broker/agent we've ever worked with. There are several things that made Hugh an ideal broker. He is very experienced and provided thoughtful, incisive, and astute advice, without being overbearing or placing his self-interest above ours. Over those many months, there were a couple of houses we had considered making offers on that required Hugh to get information from the seller's agent and do associated work. When we decided against making an offer, he didn't pressure us or behave in the least bit annoyed. Similarly, Hugh recommended a great home inspector, who was extremely thorough, having exceptionally high standards, taking over four hours to complete a very detailed inspection. Some brokers/agents may want hurry a client to make an offer or recommend a home inspector who would find the fewest possible deficiencies in the home, reducing the chance of the sale falling through, but not Hugh. Through these and many similar experiences, Hugh made us feel as though he was looking out for our interests above all else. All of our interactions with Hugh -- phone calls, emails, discussions -- were very professional. He has the mindset of a business person handling a business deal, while at the same time being very friendly and down to earth. Hugh went out of his way to be accessible to us, even when he was out of town. Our calls/emails were returned/responded to right away. We also appreciated Hugh being detailed-oriented. Coming from two Type A Ph.Ds., that's saying a lot. He followed up and followed through when he said he would, and never showed annoyance with us when we butted in when he already had the situation in hand. I can't say enough wonderful things about Hugh Borax. Hugh is the type of person who excels in whatever he sets out to do. He stays on top of everything (including things we forgot) and made sure all loose ends were tied up at the end (other agents wouldn't have cared after the papers were signed). Even our escrow broker was so impressed with how responsive and on top of things Hugh was. He was always so professional and responsive to our questions and concerns anytime of the day. We commonly traded emails past midnight. He always told us our options and never pressured us to make a decision but supported whatever decision we made. He was never out for his own interests which is so rare to find in a realtor. We wanted to ask for $28,000 in credits...most realtors would have said no way and would have never submitted a request for that high of an amount. Hugh suggested a tactic to use to get the credits and it worked! We ended up getting a $28,000 deduction to the sales price we had previously agreed upon. In previous home purchases/sales my agents were always hard to get ahold of, could never keep which house it was and what problems needed to be addressed straight with their other listings and always seemed to be put out if you ask them to anything more than they felt was their "job". If a tennis lesson, children, or vacation came up, my interests were put on the back burner. Hugh was the complete opposite. He made us feel like his number one priority. I can't say enough wonderful things about Hugh. Through a long, unknown, and stressful process, Hugh is exactly the type of agent you want by your side. I assumed a discount broker would not take care of me in this unknown process of finding, negotiating and buying a home. I really knew nothing about this business but that was okay because I had the guidance of Hugh Borax. If we were to sell and buy again, we would certainly use One Percent again, because they are professional, experienced, very knowledgeable regarding West LA (among other areas), and of course, they are an excellent value. But we knew we still needed an agent who represented our interests to help us through the actual purchase and escrow process. But I was leary of what I would get from a discount broker. When I first signed up with One Percent Broker, I expected that discount broker would mean discount service - in other words, someone who would hand us the forms and take care of the legal requirements, but that otherwise we were on our own. IF you're smart enough to know 1) that there's nothing to finding a home online and 2) that the buyer does indeed effectively pay for the brokers' commissions, THEN what you really need is an agent who's a true professional and workaholic AND gives most of his commission to you! Hugh Borax at One Percent Broker is precisely that person. Every one of my emails was responded to within a few minutes, even when I sent them past midnight, and sadly there were many, many of those! I work in the often cut-throat world of corporate finance, and I can confidently say that Hugh is as responsive and as devoted as most captains of industry. This is especially refreshing because you'll find that many realtors treat their work like hobbies and/or have overbloated egos simply because they can find properties online - kind of like having an ego because you can eat with a fork... If you don't have time to surf themls.com or the other real estate sites, then you may want to go with a full-service broker instead.
