A “middle way” between For Sale By Owner and full service broker, your home will be advertised on the MLS and hundreds of websites like Zillow and Realtor.com. We handle all of the specialized requirements to manage a successful sale and ask you to take a very active role in the process.

Our highest service option, we represent sellers for a 1.5% commission and develop a comprehensive plan to present your home in the best possible light to prospective buyers. We manage the entire process just like a full-commission broker and work to guide you to an optimal close of escrow.

1% Option – Our commission is 1% and no commission is required for the buyer’s broker, but you may offer one if you wish. Your home will be listed on the MLS, but please note that not offering a buyer broker commission will dissuade Realtors from bringing their clients and may significantly reduce the pool of potential buyers.
1.5% Option – We represent you for a 1.5% commission and develop a comprehensive plan to present your home in the best possible light to prospective buyers. We manage the entire process just like a full-commission broker and work to guide you to an optimal close of escrow.

A comparative market analysis (CMA) is beneficial to determine the current market value of your home to decide on the most advantageous list price. Sold “comps” are more useful than active or pending listings because market value is determined only when a buyer and seller complete a transaction.
Upon request, we can compile a list of sold homes that are as comparable possible in these areas:
- Square footage of home and lot
- Property condition
- Number of bedrooms / bathrooms
- Features such as view, pool, garage, etc.
- Sold recently
A comparative market analysis (CMA) can provide helpful data to determine the best list price for your home. One seller may choose to underprice their property with the intention of attracting multiple offers, while another may be more comfortable listing at market value or higher. We can discuss the pros and cons of each.

A multiple listing service (MLS) is the primary site where Realtors advertise their listings.
Your home will be listed on themls.com, where it will be syndicated not only to other multiple listing services but also hundreds of websites like Zillow, Realtor.com and Trulia.
We will have a post and sign installed in front of your home or wherever you prefer.
Some cities and condo associations have restrictions on the type or size of a sign, as well as where it can be located. Please tell us if you know about these regulations.
Additionally, we may not be able to install a sign outside of Los Angeles, Orange, San Diego, Ventura and Riverside counties.

1.5% Commission Option – Open houses are a convenient way to enable many people to see your home in a short period of time, limiting the need to vacate for multiple showings. They may also heighten buyers’ perception of the interest of other buyers, which can improve the quality of offers received and possibly lead to a multiple-offer scenario.
We also recognize that some sellers are uncomfortable with an open house and prefer not to have them, which is fine.
1% Commission Option – We will advertise your open house on the MLS, and our 1% Toolkit discusses the best practices to safely and effectively host your own open house. It also provides links to inexpensive open house signs, banners, etc.
We design a color flyer with photos to highlight the attributes of your home.
1.5% Commission Option – We attend property visits.
1% Commission Option – We only attend property appointments where required by law to do so.
When a buyer makes an offer for your home, there are many considerations aside from price: Is the buyer well-qualified and able to perform? What contingencies are included, and what is their duration? What is the best way to respond in light of other offers or potential future offers? We will consult with you about these and many other considerations and prepare all necessary documents for your response, which will then be signed via electronic signature.
