Get a Rebate on Your Purchase!
Home builders often pay a referral fee to a buyer’s Realtor upon the close of a new construction purchase. We can credit that referral fee to you, where allowed, less 1% to us.
Large companies like KB Home, Pulte and Lennar prefer to have buyers come directly to them so they can avoid paying Realtors a referral fee. They usually require your Realtor to be present when you first visit the development; otherwise, no referral fee will be paid.
These fees are often equal to a 2 – 2.5% of the sales price.
If you are interested in purchasing a home in a new construction development, please contact us before you visit it. We can contact the home builder and attempt to register ourselves as your referring broker. If we cannot, depending on the location, we can accompany you during your first visit to the property and register ourselves at that time.
All Cash Purchase – We can generally credit our rebate to your closing costs and write you a check after the close of escrow.
Financed Purchase – Our rebate must be disclosed to any lender and they usually will not permit us to write you a check after the close of escrow. However, we can work with you to increase your closing costs by adding a percentage of a “point” on your loan in order to reduce the interest rate. We can then apply all of our rebate to your closing costs, allowing you to benefit from it fully.
