Real Estate Commissions
1% Option – We receive a 1% commission (minimum $7,000) and rebate everything above that to the buyer.
This option is for buyers who, for whatever reason, do not need us to accompany them to see properties. These buyers usually take full advantage of open houses and because they are able to save us time, we are able to pass along the savings to them in the form of a higher rebate.
50-50 Option – We rebate 50% of our commision to the buyer.
($7,500 minimum commission)
This option is for buyers who use the MLS to search for properties and make time to visit open houses, but still need us to schedule and accompany them to appointments for properties they are unable to see on their own. Since most seller’s agents will not show a property without the buyer’s agent being present, this option is selected by a majority of our clients.
NOTE: To protect your rebate and ensure that we can represent you on a home purchase, it is important that any seller’s Realtor be advised during your 1st communication with them that you are represented by your own Realtor. Otherwise, they can claim they are the “procuring cause” of your eventual offer and be entitled to represent you and receive a double commission.
We’d be happy to mail you some of our business cards for you to hand to any Realtor to whom you need to make this disclosure. FYI, we use our dba “Savanna Real Estate” and not “One Percent Broker” when communicating and submitting offers to other Realtors. This allows us (and you) to avoid any bias that “traditional” Realtors may have against “discount Realtors” and our business cards read “Savanna Real Estate.” Your rebate from us is none of their business.
Concierge Option – We understand that some buyers prefer that we handle all aspects of their home search and tour. Please give us a call so we can discuss this in detail. There is no rebate with this option.
