I don't need a realtor, do I?
The quick answer is that if you are buying a home that is listed for sale with a Realtor, the seller has already agreed to pay a commission to the buyer’s agent. If you don’t have your own agent, that Realtor will usually try to represent you AND the seller to make a double commission. This is known as “dual agency.”
Since a real estate agent’s commission is paid by the seller from the proceeds of the home sale, many buyers do not “feel” like they are paying one until they read their closing statement at the end of escrow. It is then that most realize THEIR REALTOR received a substantial commission, even though he or she may not have played a critical role in finding the buyer the home.
Of course, many real estate agents deserve their full commission by working diligently to find a client the right home to purchase. Numerous complicated issues can arise during escrow and it is important that a buyer be able to rely upon the advice and professionalism of an experienced real estate agent. For buyers who choose to search on their own, 1% Broker can be an excellent alternative.
How are you different from a full-commission real estate broker?
The only difference between 1% Broker and a full commission Realtor is that we ask our clients to initially view properties online and attend open houses when possible.
We are happy to provide you with open house info and access to an MLS Portal that will enable you to view all properties matching your search criteria. It will also email you new listings as soon as they come on to the market. Once you identify a home you want to buy, our role is the same as that of a full commission brokerage. We will consult with you regarding the purchase, carefully prepare and present your offer and expertly guide you through the ALL facets of escrow.
We do not cut corners when it comes to protecting your interests. We are PERSONALLY AVAILABLE to address any issues or concerns which may arise. (Other “discount” brokers do not or charge a fee.) Additionally, you will have the benefit of a seasoned real estate “broker” with many years of experience, whereas many Realtors are “agents” who are required to work under the supervision of a broker and thus have lower qualifications and less experience.

Is my rebate taxable?
The answer is, almost certainly, no.
A February 9, 2007 Internal Revenue Service ruling states that “a payment or credit at closing from [Broker] represents an adjustment to the purchase price of the home and generally is not includible in a purchaser’s gross income.” While it would be helpful, providing further clarification on this issue does not appear to be on the top of the IRS’s list of priorities.
One thing is clear, however: We will not report your commission refunds to the IRS and you will not receive a taxpayer Form 1099 from us.
